Casteel Creek Estate Closes for Record-Breaking Sale in Vail Valley

Edwards, Colo., December 1, 2022 LIV Sotheby’s International Realty (LIV SIR), Colorado’s leading real estate brokerage with a focus on luxury and lifestyle, is proud to announce the sale of this exceptional property at a price of $40 million, setting a sales record in Edwards, Colorado. The Casteel Creek property was presented by LIV Sotheby’s International Realty brokers Malia Cox Nobrega and Barbara Gardner Scrivens, who represented both the Buyer and Seller in the transaction and who now represent the current owner in marketing and selling the new offering.

Set on 457 acres that borders 2 million acres of National Forest Service land, this estate provides seclusion and privacy. There are endless recreation opportunities on the property: snowmobiling, cross-country skiing, fly-fishing, mountain biking, hiking, and rock-climbing. Although it offers a sense of solitude, Casteel Creek is only minutes away from world-class skiing, dining, and shopping in the resorts of Beaver Creek and Vail and is just twenty-seven miles from the Vail Jet Center and Eagle County Regional Airport. “Living the Casteel Creek lifestyle is a mastery of the art of being in two places at once, in the heart of the Vail Valley and simultaneously away from it all in the heart of the Rocky Mountains,” says Malia Cox Nobrega. “It’s a place to live a life without compromise, that only a select few of the most discerning will soon call home. I will never forget the time I spent at Casteel Creek.” The property was previously listed by another agent in 2019 asking $78 million. Nobrega and Scrivens relisted it for $42 million last year for 250 acres, and the closing sales price included the complete 457-acre estate.

Prior to breaking ground, the owner camped onsite with the surveyor for a week to scout the perfect location for the 30,000+ SF Main House, to capture prime views of the Sawatch Range. These vistas are best enjoyed on the 200-foot cantilevered viewing bridge, suspended in the forest with continuous steel beams for an uninterrupted walk to various vantage points.

“One simply cannot begin to explain the magnitude of this property and what it offers to those who are lucky enough to experience it,” says Barbara Gardner Scrivens. “Once you pass through the gate, it is truly awe-inspiring. Nature at its purest, elegance at its best, with surprises at every turn. An experience never to be matched.”

Throughout the six years of construction, every part of the estate was intentionally created to entice, to launch a journey of discovery, with a sense of wonder as to what might lie around the next corner.

The attention to detail in this home is unmatched, with hydraulic steel and stone doors on either side of the entryway, weighing 5,000 pounds each. After entering, the visitor is drawn up the staircase to be astounded by the phenomenal view of the Sawatch Mountain Range. As one comes up the stairs, there are custom glass installations on each side by Lino Tagliapietra, Chihuly’s mentor, which were commissioned for the home. Additional artisan touches include the numerous oculus domes throughout the home, which were crafted by a father and son team from Italy. A chandelier created by Chihuly is suspended above the dining room table, perfectly aligned through the picture window with the center of the New York Peak. So cognizant of details, the owner and design team traveled to Indiana to personally select the maple trees that would be cut and used for panels, to be perfectly book matched throughout the home. The same attention was given to personally choosing over 100 slabs of various marble, granite, and onyx found throughout the interior.

And now, a select few will have the opportunity to be part of this remarkable property within the Vail Valley. The current owner, Baseline Property Group, will be offering Homesites ranging from 16 acres to 83 acres, allowing no more than ten families the opportunity to own this unique property in the Vail Valley. Led by Brock Nicholas and Stephen Lobell, Baseline will retain portions of the estate for their personal and business use as well as limited high-end rentals for exclusive clientele via Villatel. The natural beauty and privacy that defines Casteel Creek will be preserved, while creating a one-of-a-kind community centered around the incredible amenities at Casteel Creek.

Conservation Trust — 83 Acres

In no small way, The Conservation Trust is a distillation of everything that makes Casteel Creek like nowhere else. West Lake Creek runs down the middle of the homesite. In some places, it gently gurgles through open meadow and forest; in others, the creek softly echoes against the walls of a small canyon and rocky outcroppings. The Conservation Trust features two large building envelopes, an extensive trail system with a bridge, and scenic overlooks that elevate this marvel’s natural wonder.

Graham’s Cabin — 20 Acres

Local lore has it that, in the 1940’s, a prominent landowner hid her young lover in a cabin on the property. Walking the parcel, you can see why. Graham’s Cabin is delightfully secluded and boasts a variety of building sites. Sites at higher elevations offer stunning views of the property, the Red and White Mountains and, to the east, Vail’s iconic Gore Range. In fall, extensive Aspen forests transform Graham’s Cabin into a wondrous palette of oranges and golds.

Lower Meadow — 38 Acres

The Lower Meadow was once part of the Pilgrim sheep ranch. That heritage can be seen, and felt, in the homesite’s lush, large, open meadows dotted with mature stands of Aspen, Cottonwood and Evergreen and with views of the Red and White Mountains. In fall, those forests offer an ever-changing tapestry of yellows, golds, and reds. Given its gentle, flat topography, the Lower Meadow is rich with easy building sites and perfect for those who may want an equestrian component.

Bear Trap — 40 Acres

Breathtaking views make it hard to imagine anyone looking down to discover the weathered, wooden bear trap for which this homestead lot is named. The homesite’s ridge line is rich with building sites offering a variety of stunning panoramas. To the east, Vail’s iconic Gore Range. On the northern horizon, the Red and White Mountains. And in the far distance, Finnegan Peak pierces the sky. Lower-level sites feature the quiet serenity of rolling meadow views, while abundant Aspen forests add to the parcel’s enchanting power.

Benbow’s Corner — 35.3 Acres

Gently sloping towards West Lake Creek, Benbow’s Corner is a magical combination of natural beauty and privacy. This homesite is conveniently located off Casteel Creek Road which, looking forward, will only ease access to building sites, as well as delivering construction materials. Though a main house could be sited in a variety of locations, highpoints overlooking the creek, with sweeping views of the Red and White Mountains, as well as the Gore Range to the east, would be uniquely stunning.

Yakely Estate — 16.9 Acres

The impressive wooden gate leading to this homestead lot befits its natural grandeur. Yakely Estate is almost two lots in one. A gentle creek bisects the homesite, creating upper and lower building sites — both with tremendous charm. The play of light and gentle gurgle of running water closer to the creek give a sense of serenity and privacy. The upper portion features huge vistas of the Red and White Mountains The upper lot features huge vistas of the Red and White Mountains and overlooks the small vintage cottage that comes with the estate, ready for immediate occupancy while construction on the main residence is underway.

Bear Camp— 19.4 Acres

In the early 1970’s, one of the first members of the storied Vail Ski Patrol recognized the wonder of this particular piece of land. He built a small, rustic trail shelter at the crest of a ridge to take advantage of cinematic vistas. Looking northwest, Castle Peak rises, while to the north, the Red and White Mountains frame the horizon. In addition to arresting panoramas, Bear Camp also features numerous trails, perfect for a variety of year-round activities and a modern cabin, perfect for use during construction of your dream home.

Eagle Meadow — 37.6 Acres

Many years ago, a country road ran through this homesite. In its place is a stunning return to nature, featuring broad, open meadows bordered by extensive Aspen forests. In fall, those forests reward the eye with rich textures of color. No matter what the season, Eagle Meadow’s acres are so private, they create a true feeling of majestic serenity. As an added bonus, horse lovers will find their happy place on the flat meadow, which offers a particularly perfect setting for riding.
