LIV Sotheby’s International Realty’s Telluride Offices Achieve Record-Breaking Sales in San Miguel County for 2021Chloe Elliott
LIV Sotheby’s International Realty (LIV SIR) is proud to announce that the Telluride team achieved record-breaking sales this past year, participating in several benchmark sales in 2021.
From 2020 to 2021, San Miguel County saw a 42% increase in the number of listings sold across all price points. This increase in listings sold was seen throughout Colorado as buyers migrated to the mountains at high rates over the last few years. Longtime LIV SIR Telluride brokers Lars Carlson and Dan Dockray sold three of the highest-priced properties in San Miguel County in 2021.
Peggy Raible, Vice President and Managing Broker for LIV SIR’s Telluride offices notes, “We could not be more proud of our team of professionals and grateful for the success of our clients. LIV Sotheby’s International Realty continues to grow and stand out as Telluride’s market leader—dominating the luxury market not only in market share but in representing the benchmark transactions of 2021.”
Listed by Lars Carlson, The Pedersen Building, located at 398 W. Colorado Avenue in Telluride, the highest-priced condominium sold in San Miguel County in 2021 (featured above). The ultimate in luxury living and conveniently located on Telluride’s historic Main Street, this four-bedroom, five-bathroom residence is unlike any other. “The Pedersen Building was a once-in-a-lifetime opportunity to own a 8,309 square foot luxury condominium in the heart of Telluride located close to the gondola, ski lifts, and Main Street shops and restaurants,” says Carlson. “Due to new building codes, there will never be another residence of this size and caliber in Telluride, which is reflected in the record-setting price of $28,000,000 and almost $3,000/sq.ft. for the residence.” The Pedersen Building was purchased by clients of fellow LIV SIR Telluride brokers, Sue Berg and Corie Chandler.
Dan Dockray sold two of the highest-priced single-family homes in San Miguel County, 115 San Francisco Way in Telluride and 184 Butch Cassidy Drive in Mountain Village. Dockray says both sales resulted from dedication, attention to detail, and the strong relationships he built with his clients. The $39,500,000 sale of 115 San Francisco Way in Telluride features a 320-acre ranch, complete with a seven-bedroom, nine-bathroom main house and a three-bedroom guest lodge, all nestled privately among rolling hillsides and yet only minutes from town. “This landmark sale for the Telluride region was a culmination of building relationships over years of experience,” says Dockray of 115 San Francisco Way. “It would not have been possible without tremendous local support and careful planning. It’s this type of sale where past experience matters the most!”
Over in Mountain Village, the $17,000,000 sale of 184 Butch Cassidy Drive resulted from 10 years of Dockray’s hard work. The five-bedroom, six-and-a-half-bathroom home is one of the finest in the located in a gated peninsula on private land. “This sale was possible due to a very long relationship with my client. After many years, patience and timing aligned, and in the end, we found the perfect property,” says Dockray.
Reflecting on a record-breaking 2021, the LIV Sotheby’s International Realty team looks forward to 2022 and another year of celebrating real estate successes in the Telluride Region and beyond.
