Why It’s A Great Time To Sell In Castle Pines Village

The Castle Pines Village real estate market ended 2012 with a record-low inventory of homes.  In fact, there are currently only 96 homes on the market available for sale. With so few homes on the market and an increasing number of buyers who are ready to invest in a home, now is an excellent time to sell a home at a healthy asking price.  If you’ve been apprehensive about selling your home, here are some of the things that might help you in your decision:

Rising Prices

The average median price for a home in the Castle Pines Village area has increased by about 2,7% percent from the same time period last year. With a limited number of home choices, inspired buyers are competing for the home they want, and are willing to pay a fair asking price.

Desirability

Throughout its history, Castle Pines Village has been one of the most desirable places to live in Colorado.  Quiet communities, pine trees, amazing landscapes, glorious views, a gated neighborhood and incredible amenities including pools, tennis, hiking trails, bike paths and golf, all contribute to the increased number of buyers who want to live here.

New Construction

While the inventory in Castle Pines Village is low, the number of lots being purchased for new construction is increasing.  In fact, since January 2013, there are four lots under contract and two that have closed, reacting to promising market conditions.  Currently, there are 26 lots available and we are seeing buyers.

With all of the positive signs, and if you believe now is the time to put your home on the market, these are some of the things to consider:

  • Fully Commit – selling a home you’ve lived in for many years is understandably a tough transition.  You need to prepare yourself for the detachment, and be ready to go through the sales process.  With this focus and dedication, you’ll be in a great position to sell.
  • Get Ready – when your home goes on the market, you’ll need to be sure it is presented in the best way to sell.  Details such as making sure the entryway looks its best (freshen up the front door, clean the walkway, trim hedges, etc.); a fresh coat of paint; eliminating interior clutter (store personal mementos); new towels in the bathrooms, fresh scented candles in living spaces and flowers in the kitchen; new hardware and polish on older cabinetry; clean windows and other fine touches will help your home to shine and to sell.
  • Select your broker – during the process, find out how they can help you (with things such as getting your home ready for sale and assessing a favorable sales price).  Not every broker has access to the same marketing resources, so make sure that you are working with someone who has a strong team behind them who can make the sales process seamless.
  • For Sale — with your personal commitment, a nicely presented home and a solid team in place, you’ll be ready to sell your home to what is becoming a “sellers’ market”.
